Getting a Home Inspection, Termite Inspection in advance along with any other information on the condition of the home will be very beneficial when selling your parents home or any home for that matter. I always ask my clients to perform an inspection in advance which puts you in a better negotiation position and to disclose as much as possible to the buyer up-front.
This also eliminates losing the buyer when they notice the cost of items to be repaired and wanting to renegotiate on the price mid-way through the escrow. You want to avoid having to start the whole process over again with a new buyer.
Verify that the Inspector you hire carries the proper insurance, including professional liability (errors and omissions), workers' compensation, and general liability, and are certified by a recognized training and certification program.
I always use a CRIEA Certified Inspector which carried the highest of standards in the industry. In California, home inspectors are not licensed.
