I represent only one side of a transaction whether you are the Seller or the Buyer.
It's not just about the negotiating the sales price, there are other things that need to be negotiated throughout the transaction such as; repairs, moving date, cleaning, personal items, renting back the property from the buyers and other unforseen issues before the close of escrow.
Some agents may argue but you can’t really
represent a buyer and seller in the same transaction and make everyone happy. It is simple: The buyer wants to purchase the property for the lowest possible price and on the most
favorable of terms. The seller wants to sell his property for the highest possible price and on the most favorable terms for a seller. How, then, can you can you represent both parties
and make them both feel you have represented each to the best of your ability? The answer is, you can’t.
To cater to the special needs of our buyers, Betty has agents she admires and
respects as referral agents who exclusively represent buyers on Betty’s listings. Their focus is on the buyer’s needs, while Betty’s commitment is to the seller. These agents
will coach the buyer through the lending process, inspection and appraisal processes, and negotiate the best possible price and terms with the buyers’ best interests in
mind.
